BAUCON INTERNATIONAL ZT GMBH was commissioned to carry out the structural design and detailing of the Donaustadtstraße 35a residential complex. The complex is being built on an infill site between Donaustadtstraße and the existing residential complex on Rabenlechnerweg. The building comprises a basement with an underground car park and building services rooms, a ground floor and 10 upper floors with a total of 148 apartments. It is divided into three building volumes of different heights.
The main load-bearing structure is built in reinforced concrete. On the north side, facing Viktor-Kaplan-Straße, an external access gallery serves the apartments in the central part of the building; it is partly built from precast elements. The walls of the standard floors are built in semi-precast construction using double walls. In addition to the apartments, the building houses a kindergarten for six groups, as well as a generous communal outdoor area on the first floor.
The roofs are designed as green roofs which, besides their visual appeal, create a habitat for bees and other pollinators. The photovoltaic system blends harmoniously into these green areas. Hundreds of geothermal boreholes were installed for heating and cooling, and the building meets the nearly zero-energy building (NZEB) standard.
